A deal too good to be true on Realtor.ca? Get expert advice.

There are often deals out there when searching the MLS that look too good to be true. Chances are there is a reason a property is priced the way it is.
Buying a condo, townhouse, or house is a huge investment and can either make you money or loose you money. Make sure you have expert guidance when buying.

An article in the National Post today got me thinking about the benefits of having a great agent helping you to buy your property. Mike Holmes shares his advice in a National Post article about the pitfalls of buying a grow op property. It's worth a quick read...

If you are searching the MLS (now realtor.ca) and there is a killer deal, make sure you call an agent who is not listing the property. The research and due diligence is part of the buying agents job. If they are good at their job they can assist in helping make sure you are protected or steer you clear from a 'lemon' property.

There is an art to buying. Don't settle for any buyers agent, just because they are fun to hang out with doesn't mean they will negotiate the best deal. Remember when buying "you make your money when you buy, not when you sell" if you think of it that way, you will ultimately protect yourself from a potential loss.
